Things to remember when letting your property.

  • Have you informed your mortgage lender you wish to let?
  • Have you informed the head lesser on your property?
  • Have you told your insurance company/arranged letting insurance?
  • Do you understand your legal obligations as a landlord?
  • Have you complied with the safety regulations - gas, furnishings and electrical?
  • Are you satisfied with the tenant’s references?
  • Have you left instructions and manuals on:
    • Appliances
    • Things to note e.g. friendly neighbours/spare key holders/instructions/info
    • Every day e.g. instructions for wheelie bin location etc
  • Have you arranged to redirect your post?
  • Have you contacted the utilities and council about tenants taking over accounts?
  • Have you ensured there is a telephone line in the property?
  • Have you supplied everything as agreed e.g. extra furnishings?
  • Have you left the property clean and tidy?
  • Do you understand your obligations as a landlord under the Agent’s Tenancy Agreement and Terms & Conditions?
